Why the Illawarra requires careful product selection

Coastal air carries salt inland further than most people expect. Combined with regular heavy rain and periods of strong onshore wind, it puts sustained pressure on the parts of a window that move or fasten.

Exposure varies enormously across short distances. A property on an open ridge above Figtree can take more wind than a house closer to the water in a sheltered street. Assessing each elevation separately gives a better result than applying one specification across the whole house.

• Prevailing wind direction and whether an elevation is shielded by other buildings
• How much driving rain that wall receives
• Distance from open water and the amount of salt deposit likely
• Whether the opening is protected by an eave, awning or verandah

Aluminium versus timber and older frame systems

Timber still has a place, particularly on period homes where the appearance of the original joinery is part of the character. The comparison is worth making honestly rather than dismissing either option.

• Maintenance — timber needs periodic sanding, sealing or painting, especially on exposed elevations. Aluminium needs washing and track cleaning but not recoating.
• Frame thickness — aluminium generally carries the same glass area in a slimmer profile, which changes the look of an opening noticeably.
• Appearance — timber suits heritage and traditional homes. Aluminium suits contemporary work and offers a wide powder-coat range.
• Durability — aluminium is dimensionally stable in humid, wet conditions. Well-maintained timber can perform for a long time, but neglected timber in coastal exposure deteriorates faster.
• Repairability — timber can be patched and reworked on site. Aluminium repairs are usually component replacement rather than remediation.
• Cost — aluminium is often the more economical option at similar sizes, though large custom units and premium glass close that gap.

Where an existing timber home needs a modern rear opening, mixing systems is a reasonable approach: keep the street-facing joinery and use aluminium for the new work.

Weather sealing is more than silicone

Most window leaks in the Illawarra are installation issues, not product failures. Silicone at the perimeter is the last step, not the strategy.

A watertight result generally depends on:

• Accurate site measurements taken opening by opening
• Openings prepared square and plumb, with packing where needed
• Appropriate flashing so water is directed out of the wall rather than into it
• Clear drainage paths and weep holes that are never sealed over
• Correct seals and glazing wedges installed without gaps at the corners
• Tracks set level so panels close evenly against their seals
• Clean perimeter finishing internally and externally

On older openings where the reveal has moved, this takes longer than a straight swap. It is worth the time. A frame installed slightly out of level will let wind-driven rain across the sill no matter how good the product is.

Window styles for airflow and weather protection

Coastal ventilation is a balance. You want airflow on mild days without inviting rain in when the weather turns.

• Awning windows — the most forgiving option in wet weather because the open sash sheds water away from the opening. Common in bathrooms, kitchens and bedrooms across Corrimal and Thirroul.
• Sliding windows — practical where nothing can project outwards, such as along a walkway or above a deck rail. Simple hardware and easy screening.
• Casement windows — best airflow of the three and they can catch a side breeze, but the swinging sash needs to be considered on windy elevations.
• Fixed windows — the tightest seal, useful for capturing an escarpment or ocean outlook where ventilation is handled elsewhere in the room.

Door systems for coastal renovations

Rear openings onto decks and yards are the most common renovation item in the region, and exposure changes the calculation.

• Sliding doors — the reliable default. Fewer moving parts, easy screening, panels stay within the opening in strong wind.
• Stacker doors — a wider clear opening while keeping track-based simplicity. Needs wall space for stacked panels.
• Bifold doors — excellent for opening a whole wall, though more hardware to maintain in salt air and more work to screen effectively.
• Hinged doors — suitable for single openings and side entries, with straightforward sealing and locking.

Thresholds deserve early attention. A flush threshold looks better but relies on drainage detailing outside the door to work properly. On an exposed elevation, a modest upstand is often the safer decision. Glass selection near busy roads or exposed areas

Homes near the Princes Highway, in central Wollongong or along main roads through Kiama and Shellharbour usually have noise on the brief as well as weather.

Laminated glass can reduce noise transmission and holds together if broken. Double glazing can help with both thermal comfort and sound, particularly when paired with different pane thicknesses. Neither makes a room silent, and anyone promising complete soundproofing from glass alone is overselling it. Air gaps around doors, roof spaces and wall construction all contribute.

For glare and privacy, tinted or obscure glass is often a simpler and cheaper answer than a full performance unit. Our glass and glazing services include replacement glass in existing frames where the frame itself is still sound.

Signs older windows may need attention

Some of these are quick fixes. Others point to a bigger problem.

• Sashes or panels that stick, jump the track or need two hands to move
• Water pooling on the internal sill or staining below the frame after rain
• Tracks worn through, dented or packed with debris that will not clear
• Loose handles, failing locks or hinges with visible movement
• Perished rubber seals that no longer compress when the window closes
• White powdery corrosion or pitting around fixings and hardware
• Cracked, chipped or unsafe glass, particularly at low level

Worn rollers, damaged mesh and perished seals can usually be repaired. Where frames are corroded, drainage is permanently compromised, or several components are failing at once, replacement tends to be the better long-term spend.

Preparing for a window replacement quote

The more information supplied up front, the more accurate the initial scope and the fewer surprises later.

• Photos of each opening from inside and outside, taken square-on
• Rough width and height measurements for every opening
• Any architectural drawings, elevations or a window schedule if one exists
• Notes on what is currently failing — leaks, operation, hardware, glass
• Site address and access details, including parking and any stair or level changes
• Whether a builder is involved and what dates are being worked towards
